Crafting
luxury living.
Award-winning extensions, loft conversions, refurbishments and new homes, built by the same close team for more than twenty-five years.

Brick orangery, Cheshire farmhouse
Since 2000
Built by a joiner who saw the industry needed a genuine quality builder.
Eddie Muldoon set up the company in 2000 after years working for other builders. Twenty-five years on we're still a close team, known for a very high standard of work and an equally high standard of service, during the project and long after.
We're rarely the cheapest quote. We're the builder architects recommend, and clients recommend to their friends.

What we build
Four things, done exceptionally well.
We've kept our focus narrow for twenty-five years. It's why the work is this good.

01
Extensions
From a front porch to a swimming pool extension and everything in between. Extensions have been the core of our work for more than 20 years across south Manchester and Cheshire.

02
Loft Conversions
The extra bedroom, the home office, the suite you've always wanted. Lofts have been a staple of our work for years, and demand has climbed sharply since the pandemic.

03
Refurbishments
From new internal doors and decoration to a full strip-out with structural work for open-plan living. Stand-alone or as part of an extension.

New Builds
From home offices and garages to bespoke houses, including our largest project: a 500 m² new build featured in The Parliamentary Review.

Sixteen weeks. One extension. No surprises.
- GroundworksWeeks 1–3
Setting out, foundations and drainage. The parts nobody sees are the parts that matter most, so we photograph every trench for your records.
- WallsWeeks 3–6
Brick matched to the original house, laid by our own team. Steels go in and the new structure ties into the old.
- RoofWeeks 6–8
Flat roof, insulated upstand and the roof lantern. From here on the build is weather-tight.
- GlazingWeeks 8–9
Bi-folds and windows fitted. The break-through into the house is planned to the day, so you know when the dust is coming.
- FinishesWeeks 9–15
First fix, plaster, kitchen, floors and decoration. Every change is priced and signed off in writing before it happens.
- HandoverWeek 16
Snagged, cleaned and handed over: on programme, and the final account matches the running total you've seen every week.

A 1970s brick bungalow, given a full internal remodel, rear and side extensions, through-colour render and a new roof. We got the family back in before Christmas.

How we manage your project
Cost, quality and time. The three things every client worries about.
They're right to. These are the three areas where most building projects go wrong, and managing them through transparency and clear communication is how we work.
Cost
A line-by-line quote you can follow, with every change priced and agreed in writing before the work goes ahead. No surprises on the final invoice.
Quality
Our own long-serving team, led on site by a foreman who has been with us since 2003. Award-winning work that still looks right years later.
Time
A programme agreed before we start and updated as we go. Tented scaffolds on lofts so the North West weather doesn't decide the finish date.
See exactly how we handle a change mid-build, and what it does to your budget and finish date.

The details that make a Muldoon build.

Daylight right into the middle of a deep plan. Set on an insulated upstand, so it stays warm in winter and dry all year.
Chunky beams give a big new room warmth and character, and link it to the feel of the original house.
Natural stone and an inglenook fireplace: a focal point that makes a large room feel like a home, not a showroom.
Clean, sharp reveals around the lantern and downlights. This is the finishing that separates good work from great.
Large-format porcelain at one level across old and new. Getting floor levels right where the extension meets the house is a mark of a good build.

Lighting planned at first fix, so pendants hang exactly over the island rather than wherever the cable happened to end up.
Bounces light around a cottage kitchen with modest windows, and makes the room feel twice the size.
A wall of tall units built square and plumb. Handleless doors are unforgiving, so the walls behind them have to be perfect.
The worktop wraps down the island end. We make sure the floor is dead level first so the joint stays tight.
Laid after the kitchen goes in, with a clean margin at every edge.

We are extremely happy with the finished project and the quality is exactly what we wanted. E.P. Muldoon’s were not the cheapest quote, but based on the quality finish we wanted it was competitive. This has proved to be the case. We have already recommended Muldoon to two of our friends for their house renovations.
Communication is our superpower

Good questions to ask any builder.
And our honest answers. Anything else, just call.
0161 456 9907What areas do you cover?
South Manchester and Cheshire, from our base in Stockport: Bramhall, Cheadle, Wilmslow, Alderley Edge, Poynton, Hale, Knutsford, Lymm and the surrounding areas.
Do you work with architects?
All the time. We can build from your architect's drawings, recommend architects we work with regularly, or deliver new builds as design and build.
Are you the cheapest?
Rarely, and we don't try to be. As one Bramhall client put it, we weren't the cheapest quote but, for the quality of finish they wanted, we were competitive. And it proved to be the case.
Can we see references?
Yes. We have a full list of references from clients and from architects and other professionals we work with, and we're happy to share them.
Do you use subcontractors?
Our core team is our own, led on site by John, our foreman since 2003, with trusted specialist trades we've worked alongside for years.
Are you members of the Federation of Master Builders?
Our work has won four FMB North West awards, including Building Company of the Year in 2021 and 2023. We were the first company to win it back to back.
